    Good

The hotel has a very nice design and it is good for relaxation

There is almost nothing , except aroom to sleep in No recreation center, no gardens nothing small building with few rooms and classified as a hotel. If it is moved out of venice, I doubt if anyone will book in it at 20% of the current rate.

The design of the hotel is really nice. Dark, modern but cozy. They used great materials. It's a small boutique hotel and it never filled crowded. The hotel is right at the Canal Grande. The breakfast is amazing! Fresh fruits, nice bread, cheese, parma.. And so much more individually arranged for you (no buffet). You can also have eggs any style for an extra 5€ pp. The service is also really nice and very good. We will come back!

    Excellent service. Lovely breakfasts.

Rubbish in the alleyway back exit. Large bill of extras which we were not of aware of until check out. Cold water in shower which had to be reported and was put right within an hour.

THE BAR AREA WAS NEVER OPEN AND WE WOULD DEFINATELY HAVE HAD A NIGHTCAP IF WERE AVAILABLE

The hotel was special and the staff were very welcoming. Breakfast was wonderful and as the hotel does not hve that many rooms it was a very relaxing way to start the day. The views from the balcony and our bedroom onto the Grand Canal were superb. The only problem I would say is finding the hotel and I would recommend taking a water taxi either from the airport or train station as it would be impossible to find it on foot if you havent stayed there before.

We didn't have a bad experience really but a mistake was made with a bottle of champagne that was put in our room which was intended for a couple arriving the next day. We owned up to this mistake but after returning to the hotel on our last night it would have been nice to have had the champagne as a gesture of our honesty but it wasn't to be!! Missed a gold star for customer service.

Recently stayed at the hotel and were extremely pleased with the level of service and attention to detail. The staff are very welcoming and friendly and we truly felt taken care of. Try to get a room with a water view, it's very well worth it. Breakfast was beautifully set up.

    Fabulous

Breakfast was amazing! So much food and free prosecco! Beds really comfy! Shower amazing! Beautiful decor throughout the hotel. Dark and mysterious! Loved the bar area and little balcony overlooking the canal. Most staff really helpful and delightful, particularly young girl at breakfast.

Rooms extremely hot and air con not available as out of season! The beautiful bar closes too early at 11pm and no facility to have a night cap when you get back from a night out. Would be nice for hotel guests to be able to get a drink after a night out and enjoy the lovely surroundings.

    Superb

we stayed in junior suite which was amazing beautiful big mirrors and great view of grand canal. Staff where very friendly

trying to find the hotel from the water bus stop San Toma was very difficult. Maybe a little sign at entrance to alley where the hotel is would help a lot of people.

    View of grand canal

We got off at St Tomas and the hotel was only a few mins away but NOBODY (waiters/boat drivers/ gondola ride people) could tell us where it was. Walked for an hour and my feet were blistered and sore. Chanced a narrow road in the end, followed it and found it. Very narrow - like an alley way - which you would never expect it to be down. Offered a glass of wine for the trouble and got some horrid cheap prosecco or something. Kind enough offer though. The same alley way/ narrow road we came across a half dead rat one evening. Air conditioning worked poorly and we got upgraded to a junior suite but air con not good there either, though at least there was a bit more room. Looking for something I had dropped on the floor and moved curtains back to reveal the corner of the room had loads of dust - the black tiles were grey in the corners which were thick with dust. No English tv channels - after a long days walking it's nice to catch a film in the evening or afternoon before you go to dinner but we only had news channels.....this is really bad. At reception they said an engineer was coming out but the next day only a few channels were back. At breakfast they only had horrid crackers for gluten free. I was told after the first morning that they needed notice (which I thought I had given when booking?) but they would try the next day.....nothing again the next morning. There was fruit, cheese, yogurt, ham but it would be nice to have something with them. Eggs are €5 extra.....why? Because they take two minutes to cook compared to the raw food offered. Not good enough. Didn't get good value as didn't get breakfast on third morning (had to leave early for home), no tv options, hard to sleep in rooms which were muggy and got bitten by leaving window open on first night. Hotel rather nice visually but staff and facilities not matching.

    Superb

Our stay was greatly improved by the excellent service provided by Valentina who ran front of house during the day. This relates generally to her advice regarding restaurant choices and general approach. The afternoon drink on the front balcony overlooking the Grand Canal was extraordinary.

Later front of house people not recognising which room we were staying in when we collected our keys. The lack of mechanical ventilation in our bathroom resulting in a damp smell

    Good

Good location to explore Venice by foot. Friendly and helpful staff. Room comfort.

We had an awful long and difficult walk to find the very well hidden reception door of the Hotel. This is located in a long alley. I emailed the Hotel a few days prior to Check in but did not receive any information on Check in or a Concierge service which I wanted to make use of. Our bathroom and toilet flooded completely on the last night yet no Maintenance Staff were contacted. We spent the entire late evening and night with the most horific smell and deposits into our bathroom and Roomfloor, and had to make plan ourselves on rendering the issue!

This hotel is one of the most stunning I've ever stayed in. The design and attention to detail is simply superb. Huge room, excellent bathroom, quality breakfast too.

Dodgy back entrance to hotel down a narrow corridor. Arrive by boat. Not cheap but worth it.

    Superb

The room view is perfect. The decoration of the room very beautiful.

Getting into the hotel by foot is difficult. The hotel "door" will be found after you get into narrow alley. No sign to let you know that alley is the way to the hotel. The breakfast is so limited and if you want for example eggs you need to pay 5 €.
